How to Keep Your Nevada Real Estate License Active Without the MLS

Short answer: the MLS has nothing to do with your license status. Nevada requires a broker, continuing education, on-time renewal, and E&O coverage. Everything else on your dues invoice is optional.

What Nevada actually requires

Four requirements, and the MLS is not one of them

A license placed with a licensed broker

Nevada issues your salesperson or broker-salesperson license, but it only stays active while it is associated with a licensed Nevada broker. The broker can be a full-service office or a referral-only brokerage. The Division does not distinguish between them for license status.

Continuing education before each renewal

Nevada requires continuing education hours each renewal cycle, including state-mandated topics such as agency, ethics, contracts, and Nevada law. CE providers are approved by the Nevada Real Estate Division, not by the MLS or any association.

Your state renewal fee, paid on time

License renewal is handled through the Division's online portal on your renewal date. This fee is owed whether you sell fifty homes a year or none, and whether or not you belong to an MLS.

Errors and omissions coverage

Nevada licensees must be covered by E&O insurance. Just Referred includes coverage appropriate to referral-only activity, so there is no separate policy for you to shop and pay for.

Keeping a license without the MLS

Can I keep my Nevada real estate license active without joining the MLS?
Yes. MLS membership is a private subscription, not a Nevada licensing requirement. The Nevada Real Estate Division requires that your license be placed with a licensed broker, that you complete continuing education, that you renew on time, and that you carry errors and omissions coverage. None of those involve an MLS.
Then why does my brokerage require the MLS?
Because a full-service brokerage sells homes, and you cannot list, show, or comp property without MLS access. That requirement comes from the business model, not from the state. Once you stop working transactions and only refer, the requirement disappears with it.
What does it actually cost to stay licensed without the MLS?
Your unavoidable costs are the state renewal fee and continuing education. On top of that, Just Referred charges $12.95 per month or $125 per year with no setup fee and no contract. That is the entire brokerage side of your budget.
Will dropping the MLS make my license inactive?
No. License status is controlled by the Division, not by the MLS. Your status only changes if your license is terminated by your broker without being placed elsewhere, if you fail to renew, or if you voluntarily go inactive. Transferring from a full-service broker to a referral-only broker keeps you continuously active if the paperwork is filed together.
Can I still earn money without MLS access?
Yes, through referrals. An active license held by a broker is what makes it legal for you to be paid a share of a commission. You introduce a buyer or seller, a full-service agent with MLS access closes the transaction, and the referral fee is paid to Just Referred at closing and passed to you.
What happens to my MLS history and comps access?
You lose the subscription and the access that comes with it, including the ability to pull comps and enter listings. If you ever want to return to full production, you rejoin an MLS through a full-service brokerage. Your license history and years of licensure are unaffected either way.
Do I have to give up my REALTOR® designation?
If you stop paying NAR and board dues, you can no longer call yourself a REALTOR®, since that is a membership term. You remain a licensed Nevada real estate salesperson or broker-salesperson. Many agents find the trade-off easy once they are no longer working transactions.
