Frequently asked questions

Everything agents ask before parking their license with a referral-only brokerage.

Yes. Just Referred is a licensed Nevada brokerage, so membership requires an active Nevada real estate license, or one you can transfer or reinstate. If you are unsure of your status, contact us and we'll help you check.

License parking means keeping your real estate license active and in good standing with a brokerage without actively selling. You avoid MLS fees, NAR dues, and association costs while remaining licensed and able to earn referral income.

Yes. You can refer buyers and sellers anywhere in the United States. Submit the referral through the CRM and choose a REALTOR® you know, or we'll help match your client with an experienced full-service agent in that market.

Your Nevada license can stay parked with Just Referred while you live anywhere. You keep referring clients nationwide and get paid through your Nevada license regardless of where you live.

You receive 80% of the referral fee that the receiving brokerage pays to Just Referred, paid after the transaction closes.

$12.95 per month, or $125 per year (about $10.42 per month). There are no setup fees, no production minimums, and no long-term contract.

It depends on your status. Active licensees complete Form 505 to terminate with the current brokerage, then Form 504 to transfer ($20). Licenses inactive under 30 days use Form 504; over 30 days requires Form 544 reinstatement. New licensees file Form 549. See the How It Works page for the full breakdown.

No. Referral-only means you connect your client with a full-time agent and step back. No showings, no contracts, no inspections, no deadlines.

Yes, you can cancel at any time. Your license would then need to be transferred to another brokerage or placed on inactive status with the Nevada Division of Real Estate.

An inactive license cannot be used to earn any commission, and you still owe renewal fees and continuing education. A parked license stays active with a brokerage, so you can legally accept referral fees and keep your years of active licensure intact.

With a traditional brokerage you are typically looking at MLS dues, local and state association dues, NAR dues, E&O, and often desk or technology fees, which commonly add up to a few thousand dollars a year. With Just Referred the only recurring cost is $12.95 per month or $125 per year, plus the state renewal and continuing education you would owe regardless.

No. Just Referred is not a REALTOR® member brokerage, so you are not required to join the National Association of REALTORS®, a local board, or the MLS. If you choose to keep membership for your own reasons, that is between you and those organizations.

Yes. Your license is still an active Nevada license, so the Nevada Real Estate Division continuing education and renewal requirements apply exactly as they always have. Parking your license does not change state requirements.

Most agents are set up within a few business days once the paperwork is submitted to the Nevada Real Estate Division. Timelines depend on how quickly your current broker signs off and how quickly the state processes the forms.

Yes. Nevada requires your current broker to sign the termination form, so you will need to notify them. We can walk you through the conversation and the exact forms so the handoff is clean and professional.

The industry standard referral fee is 25% of the receiving agent's commission, though it can be negotiated higher or lower. On a $500,000 sale with a 3% commission, a 25% referral fee is about $3,750, and your 80% share of that is roughly $3,000.

You are paid after the transaction closes and the receiving brokerage pays the referral fee to Just Referred. We then disburse your 80% share. You can track the status of every referral in the CRM.

There is no cap and no minimum. Send one referral a year or twenty. There are no production requirements to stay a member.

Yes. You can buy or sell personal property, and in many cases you can be compensated through the brokerage on your own transaction. Talk to us before you write an offer so we can structure the paperwork correctly and stay compliant.

Yes. Referrals are not limited to residential resale. Commercial, land, new construction, and property management referrals are all fair game, as long as the receiving brokerage is licensed to handle them.

Because you are not writing contracts, showing property, or advising on transactions, your exposure is dramatically lower than a producing agent's. Just Referred maintains brokerage coverage appropriate to a referral-only model, so you are not buying an individual producing-agent E&O policy.

Yes. Holding your license with a brokerage that focuses on referrals is a normal, long-standing arrangement. Nevada requires an active license to be held by a licensed broker, which is exactly what Just Referred is. What is not legal is accepting a referral fee while unlicensed or inactive, which is the situation parking prevents.

Yes, and that is one of the most common reasons agents join. There are no floor time requirements, no meetings, and no quotas, so a parked license fits alongside any other career.

Yes. New licensees file Form 549 to place their original license with Just Referred. It is a practical way to activate your license and start earning referral income while you decide on a long-term path.

The referral agreement stays on file. If your client eventually transacts with the agent we connected them to, the referral fee is still owed. The CRM keeps the record so nothing gets lost over a long timeline.

No. Just Referred is a place to park your license and monetize the relationships you already have. We do not sell or distribute leads, which is also why there is no lead fee or extra split.

They solve different problems. A 100% commission brokerage is for agents who are actively producing and want to keep more of each closing. Just Referred is for agents who are not producing and want to stop paying to hold a license. If you plan to close deals yourself, a production brokerage is the better fit.
